Behind on property taxes: the short version
What's at stake
A tax foreclosure can take the whole property over a debt of a few thousand dollars. Selling first pays the taxes at closing and the rest is yours.
The deadline is real
Once a county files its foreclosure, you can redeem by paying everything owed up to the day before the sale. After the sale, you can't.
Other ways out
Counties offer payment plans, and seniors and people with disabilities may qualify for an exemption or deferral. Ask the county treasurer before you decide to sell.

When Washington property taxes are due
Property taxes are paid in two halves, due April 30 and October 31. Late taxes add interest every month and penalties, so the amount owed grows faster than people expect.
When a county can foreclose
Once taxes are three years behind, the county treasurer can start a tax foreclosure in superior court and set the property for a public sale. You can stop it by paying everything owed until the day before that sale.
Help that might let you keep it
Washington has property tax exemptions and deferrals for seniors, people with disabilities and some veterans with limited income, and counties can set up payment plans. Call your county treasurer first. If one of these works for you, it's better than selling.
If selling is the right call
The back taxes are paid from the sale at closing, along with any mortgage, and what's left is yours. It doesn't matter how long the taxes have been behind, as long as the county sale hasn't happened.
How selling your house to us works
From the first call to money in your account. No step costs you anything until closing.
Step 1Tell us about the house
Call, text or fill in the form. The address and a sentence about what's going on is enough to start.
Step 2We come and look
One of us walks through with you, usually within a few days. No cleaning up beforehand.
Step 3You get a written offer
A cash price with our reasoning, and no obligation. Take your time, and show it to anyone you like.
Step 4Close when it suits you
Closing happens at a local title company. You pick the date, and you're paid by the title company at closing.
We're local buyers, not a national call center, so the person who looks at your house is the person who makes the offer.
Get my cash offerWe help with everything that comes with selling
Most of the work in selling isn't the paperwork. It's the stuff in the garage, the move, figuring out where you'll go next. We help with that too.
Leave what you don't want
Take what matters to you and leave the rest. We donate what we can to local charity groups and take the rest to the dump.
Help with the move
We can set up local movers for the things you're taking, and help pay for them.
Help finding your next home
If you're buying your next place, we can recommend local real estate agents to help you find it.
Whatever else you need
Something else standing in the way? Ask us. If we can help, we will, whether we buy your house or not.
