Questions people ask us
Selling a house for cash
How do you decide what to offer?
We look at what the house would sell for fixed up, subtract what the repairs will cost and what it costs us to buy, hold and resell it, and offer what's left. We'll walk you through the numbers.
Will your offer be less than listing with an agent?
Usually, yes. An agent selling a house in good condition to a buyer with a loan will often get a higher price. What you get from us is certainty, speed, and no repairs, cleaning, showings or commissions. For some houses and some situations that's worth more; for others it isn't, and we'll tell you if we think you'd do better listing.
Are there any fees or commissions?
We don't charge you a commission or any fees of our own. The offer says who pays which closing costs (escrow, title, excise tax) so there are no surprises at the table.
Do I have to clean out or repair anything?
No. We buy houses as they sit. Take what you want and leave the rest: we donate what we can to local charity groups and take the rest to the dump.
Do you buy the house yourselves?
Sometimes we buy and fix up the house ourselves, and sometimes we assign our contract to another local buyer. Your contract says which, and we'll go over it with you before you sign.
How fast can you close?
A title company needs time to check title and prepare documents, so think in weeks, not days. If you need longer - to finish probate, find a place, or move - we can set the date further out.
Am I committed if I ask for an offer?
No. Asking costs nothing and commits you to nothing.
Should I talk to an attorney or agent first?
If you want to, please do. We'd rather you were sure. We're happy to send our offer to anyone you want to review it.
Do you buy houses in Washington in any condition?
Yes. Condition changes the price, not whether we'll buy. That includes houses that need a roof, a foundation repair or a full clean-out.
Who pays closing costs when I sell my house for cash in Washington?
It's written into the offer so there are no surprises. Washington's real estate excise tax is normally the seller's cost in any sale; we go through the rest with you line by line.
Is selling my Washington house to an investor safe?
It is when the sale closes at a licensed title company, nothing is paid up front, and you've had time to read the contract. The checklist on this page applies to us as much as to anyone.
