This was the seller's mom's house. He inherited it when she passed away, fell behind on the payments, and the house was headed for a foreclosure auction. He answered a letter we sent him.

We made him an offer the first day we talked. With an auction date on the calendar, every step had to happen on time, and we kept it moving so he could close a few weeks later, on his timeline and before the auction.

He took what he wanted and left the rest of the house as it was. The loan was paid off from the sale at closing, and he relocated with money in his pocket.

Along the way we got to know him, and when his birthday came around, we took him bowling. A family lives in the house now.
